our house is up for sale and we have lots of buyers looking around. the problem is i get tounge tied and when they've gone i'm thinking oh i should have said that or pointed that out. lol i'm usually the type of girl you cant shut up but for some reason as soon as people step through the door i'm struggling to speak to them. any advice on what to say and do will be gratefully appreciated :) lol sorry tips on how TO lol ~~~ georgina p ~~~

You shouldn't even be there in the first place while a potential buyer is looking. A Realtor should be showing the home. The best solution I have for you is to quit trying to do something you have no idea how to do on your own and get your house listed with a Realtor. Considering your home is probably the biggest investment of your life why would you even consider taking a chance of selling it on your own?
